What do I need to obtain a loan?

Listed is a guideline of the most common information asked for.

There are so many different lenders and loans available they may ask for additional information than listed below.

To purchase a residential property at normal bank variable rates:

PAYG

Group Certificate
Pay Slip x 2
Savings over 6mths statements (5% of Purchase Price)
(If Mortgage Insurance is needed)
Funds to complete the purchase transaction.
Proof of rental, (if you have income from rental properties)
Copy of contract of sale or Contract note.
ID 100pts (normally birth certificate or passport and drivers licence).

Self Employed

Copy of last two year tax returns – personal and business.
Savings over 6mths statements (5% of Purchase Price)
(If Mortgage Insurance is needed)
Funds to complete the purchase transaction.
Proof of rental, (if you have income from rental properties)
Copy of contract of sale or Contract note.
ID 100pts (normally birth certificate or passport and drivers licence).

Self Employed. ‘Low Doc’

There are products for self emp. Who do not wish to show their tax returns.
This products are known by many marketing names but are known in the industry as low doc loans.

They are normally .5 – 1% higher then the banks normal variable rate loans. Setup costs should be the same as normal bank variable loans. However most will reduce every year by a certain percentage, if your conduct is good, and in 2-3 years you will be paying normal bank variable rates.

This is a great alternative if your tax is not done yet or you do not wish to disclose your income, or you have partners or other directors of the business and you do not wish them to know your personal affairs.
